What staining and finishing covers
Staining is applying color to the bare wood, and finishing is the protective top coat that seals the stain in and takes the wear. The stain sets the tone of the floor, and the finish sets how it wears, how it reflects light, and how easy it is to clean. Get either one wrong and the whole floor reads off, even if the wood underneath is perfect.
Staining and finishing is part of refinishing, repair, and installation. Any time bare wood is exposed, the stain and finish close the job out. We mix stain colors on site and walk you through the finish options so the floor ends up the color and sheen you actually want.

Is staining and finishing right for your floor
Staining and finishing is the right call any time the color or the finish is the problem and the wood underneath is sound. Here are the situations we see most often.
A new stain color
You like your floors but want to change the color to match new furniture, walls, or a fresh room update. If the wood is sound and thick enough to sand, a new stain changes the whole room.
Old or yellowed finish
An older finish has yellowed, dulled, or worn unevenly, and you want a fresh, even color and sheen across the whole floor instead of a patchy surface.
Wrong sheen from the start
The floor was finished too glossy for the room and shows every scuff and dust line, or too flat and looks dull. We can rework the sheen to fit how you live in the space.
Freshly installed or repaired wood
New hardwood or replaced boards need stain and a protective finish to match the surrounding floor and seal the bare wood against wear and moisture.
Selling or refreshing a home
You are preparing to sell or just moved in, and a fresh stain and finish is one of the highest-impact updates for the price, bringing the floor back to a clean, even look.
Custom color you cannot find
You have a color in mind that does not exist off the shelf. We custom-mix stain on site so you hit the exact tone before the full job.
Not sure whether your floor needs a full refinish or just a new stain and finish? We come out, look at the wood, and tell you straight. If the boards are too thin to sand or the damage runs deeper, we say so before quoting work you do not need.
Choose the sheen, from matte to semi-gloss
The sheen is how much light the finish reflects, and it changes how the floor reads, how it wears, and how much dust and scuffing it shows. Here is how the three options compare, so you can pick the one that fits the room.
Finish sheen options
Matte
Low sheen
A flat, low-reflective finish that hides wear and shows the wood grain without shine. Good for high-traffic areas and homes with pets and kids, where a glossy finish would show every scuff.
Satin
Medium sheen
A soft, lightly reflective finish with warmth and a gentle glow. The most popular choice for living areas, balancing a clean look with everyday durability.
Semi-gloss
Higher sheen
A more reflective finish that reads polished and formal. Good for dining rooms and spaces where you want a richer, higher-contrast look, though it shows dust and scuffs more than matte.
Polyurethane or hardwax oil
The protective finish is what actually takes the wear. Two main products cover most floors, and each fits a different kind of home. We walk you through the tradeoffs at your estimate.
Polyurethane
A durable, moisture-resistant protective finish. Available in oil-based and water-based formulations, and in matte, satin, and semi-gloss sheens. The standard for high-traffic homes that need a tough, easy-to-clean surface.
Best for: High-traffic homes, kitchens, hallways, families with kids and pets
Hardwax oil
A penetrating finish that soaks into the wood for a natural, matte look and a repaired-in-place surface. Less glossy than polyurethane and easier to spot-repair, though it needs more routine care.
Best for: Lower-traffic homes, rooms where a natural, hand-rubbed look is the goal
Both oil-based and water-based polyurethane are available. Oil-based tends to be more durable and warms in tone over time; water-based stays clearer and dries faster. We walk you through the tradeoffs, like durability and dry time, at your estimate.
